Since medyo nagmamadali kami na maupahan ang condo namin and budget-wise na rin, hindi na muna kami nagpalagay ng drop ceiling. And para naman maging matino ang itsura ng ceiling ng condo namin, since bukilya lang ang existing na light, hubby and I decided to replace it with drop lights.
Kaya ayun, canvas canvas muna kami inside SM and Wilcon. Then we tried to check A&S Lamps along El Grande St. in BF Homes Paranaque. Tamang tama rin dahil they were on sale. Then we chose this drop light...
Ang nice ano? Simple lang pero may dating. Mura lang yan. From more than P3k, natawaran ko hanggang P2,500.00. Ok na yung price di ba? Sa SM kasi, yung ininquire ko na super simple na light tapos maliit lang, almost P2k na eh. We bought two sets of this drop light, one for the bed area and one for the dining area.
Then for our condo hallway, I bought this circular light...
I had the color changed to black para pare-pareho na black yung mga lights and para may contrast sa ceiling. Sale din siya and nakuha ko lang ng P400.00.
Napa-install ko na siya sa condo nung Monday. Hindi ko na nakunan ng picture dahil nakakahiya sa tenant. Hehe.

Our Sweet Japanese Tenant
Super blessed talaga kami! I really thank God for continuously blessing us. Wala talagang Siyang kupas sa pagproprovide sa aming mga needs.
Our condo unit in Makati is being leased na kasi. At least wala na kaming proproblemahin sa monthly amortization sa bank since nacover na ng rental. Self liquidating ba. Ang galing ano?
Anyway, our tenant is fresh from Japan. Yesterday, from the airport she went directly to our condo unit to meet me and to move in right away. Ganun kabilis! We just communicated thru email. Sobrang bait and daling kausap. Nagclick nga kaagad kami kasi magkasing age lang kami. Tapos nagulat nga rin ako dahil pagkameet namin inabutan ako ng pasalubong from Japan. Ang sweet ano?
Here is her pasalubong for me...
Japanese sweets daw ito. Wala namang English na nakasulat sa box kaya hindi ko alam kung ano ba talaga ang laman. Kaya pinabukas ko kay Chris since siya yung nadatnan kong gising that time when I went to my parent's house (dun ko kasi muna sila iniwan eh).
Then, pagka-open niya, may padila dila pa. Pacute pa sa camera eh...
Actually, para siyang bird shaped hopiang monggo. Sweeter version nga lang ng hopiang monggo natin. Masarap naman lalo na kapag chilled. =)
By the way, before I end this blog post, I want to thank my dad for helping me find a tenant. Pwe-pwede naman kasi niya i-offer yung mga condo niya sa Makati eh pero mas-prinioritize niya kami since mas kailangan daw namin dahil nga we bought a new house. Sobrang na-aappreciate ko dad ang lahat ng tulong and support mo sa amin. We love you dearly! Mwah! Mwah!

Update on Our Condo
Sa wakas! Malapit lapit nang matapos ang condo unit namin. Partition, mirror, carpet and decorative frames na lang at ready na. =)

Furnishing of our Condo Unit
Ang pinaka-pinagkakaabalahan ko ngayon is yung pag-fully furnish ng aming condo unit sa Makati. As in! I live in Las Pinas kaya sa biyahe pa lang ubos na kaagad ang oras ko.
And guess what? Hindi biro ang mag furnish ng condo ha. Magastos! Nakakawasak ng wallet!!! To date, almost P100k na ang nagagastos namin and to think yung ibang kitchen appliance and gamit na dinala ko doon is stock ko pa. Tapos, may mga kulang pa kaming furniture and divider. Haaayyysssttt! Hopefully, next week madeliver na ang dapat maideliver para naman maayos ko na ng tuluyan yung condo. Kulang ko pa kasi yung mga decorative wall frames and ibang anik anik eh para naman magkaroon ng buhay yung unit namin.
Lam niyo ba, laking tulong ng internet sa akin. Kasi kahit nandito lang ako sa bahay, nakakapagcanvass ako and nakakadiscover ako ng iba't ibang options. Kaya ayun, kahit papaano nakakamura ako. All of our furniture online ko binili. Ang laking difference naman talaga kasi sa malls eh. As in libo ang difference. Yun nga lang, you have to trust your instincts kasi hindi mo nakikita ng actual yung items. Kapag naideliver na sa iyo, wala nang balikan. Except of course kapag may defect yung items na dineliver sa iyo. Tapos, aside from that, cash on delivery (COD) ang terms.
I'll show you yung konting improvements ng unit namin:
From bare condo unit...
To semi-furnished condo unit...
I only got a double bed for our condo. Super laki naman kasi if I queen size bed pa ang kinuha ko. Baka naman maging puro kama ang laman ng unit namin. Hahaha! Pasensiya na sa bed sheet ha. I know hindi bagay. Lumang bed sheet kasi muna ginamit namin since umo-overnight overnight kami sa condo habang nag-aayos. I already bought a new comforter set which I'll use if ready na for occupancy yung unit.
Tapos ang curtains... I wanted sana a darker shade kaso lang may color requirement ang condo. Dapat daw white, beige or yellow para raw maganda tignan sa labas ang building. And pansin niyo, may mga gaps yung curtain. I bought ready made curtains na kasi. Mas cheaper siya kaysa magpatahi ako. Reremedyohan ko na lang yan pagbalik ko. Kailangan ko tahiin para maging buo and need ko rin iksian yung haba.
With the curtain rod naman, wala na kaming choice. Napansin nga ng mom ko na medyo manipis yung rod na ginamit namin. Wala kasing matabang rod na angkop sa haba ng windows eh. Pero keri naman kahit papaano.
Eto yung kitchen namin. Ito yung kahit papaano complete na. The small kitchen appliances, tools, cookwares, dinner wares and silver wares are placed inside the cupboard para naman di masukal tignan. I'm thinking na lagyan ng malaking mirror yung wall beside the dining table para naman lumaki tignan yung unit namin.
Here is the living room area. Eto pa lang so far ang nandito. At least, nakaset-up na.
Basically, almost complete na. We will just wait for the sofa bed and chest drawer to be delivered para mafinalize na yung magiging design ng divider. Then yung carpet, decors and wall frames to follow na lang.
I'll show you the fully-furnished unit soon. Hopefully, bago matapos ang July tapos na kami dito. =)

Busy Me
I'm very busy nowadays. Lalo na ngayon na naturn-over na yung condo unit namin. Haaayyy.... Para kaming bagong lipat. We'll have it rented kasi so kailangan namin i-fully furnish para maging maganda yung rate.
We need to conceptualize and plan ni hubby kung ano magiging layout ng unit namin so that we'll know kung ano ang mga dapat ipagawa at idagdag. I need to buy new furnitures and abubots. I need to apply for cable, telephone line, LPG, etc. I need to do some measurements. And the list goes on...
For the mean time, may mga appliances and things kami na we can transfer na sa condo. Thanks to our dobleng wedding gifts, raffle prizes and Christmas gifts! Makakatipid kami kahit papaano. Hehehe.
Hopefully, matapos lahat within 2 weeks. This coming July na kasi mag-start ang payment namin ng monthly dues and utility bills eh. So kailangan talagang maupahan kaagad para naman makabawas bawas sa monthly expenses namin and para macompensate din yung monthly amortization namin. Practical lang naman di ba?
Aside from the condo, may pinagkakaabalahan din kami ngayon ni hubby. Di ko muna i-spill at baka maudlot (Clue: Yun ang matagal na naming ipinagdadasal na sana mahanap na namin sa tamang pagkakataon). Hopefully, this is it na talaga! Pero I'm claiming it na. We'll know it within this week and I promise to share it with you guys. =)
So ayan, alam niyo na na busy busihan ang lola niyo kaya pag-pasensyahan niyo na kung paputol putol ang mga kwento ko. Ang dami kong gustong i-share sa inyo pero madalas kasi akong wala sa bahay ngayon. Pero babawi din ako, promise!

Our Condo Unit Inspection for Turnover
Finally, after X number of years, our unit at The Grand Midori Condominium in Makati is now ready for turnover. Before we accept it, we went there last Saturday to inspect our unit. My hubby and I are very pleased since very minimal flaws lang ang nakita namin sa unit - mostly sa painting lang.

Inside our unit. It's a 39sqm studio type unit. You can see na may split type aircon na. Natuwa naman kami kasi kasama na pala siya sa binili namin. We didn't expect it eh.

Overall, satisfied na kaming mag-asawa sa nakita namin. Masaya na kami kasi nakikita na namin yung pinaghirapan namin all these years. Yun nga lang, the unit is too small na for us. Hindi na namin matitirhan, we'll just have it rented. At least, self liquidating asset di ba?

Our Future Home
Our first investment as husband and wife is a condominium unit at Makati. We got it on a pre-selling stage way back 2008.
We visited the site this month to check on the progress of the construction. It's almost up. By the way, the target date of turnover will be at the end of this year and we are very excited.
